Looking for a place to start up your business? Or seeking a new location for setting up a branch? These five communities have the lowest-priced deals in Alberta.
Drumheller Most Affordable Title
Population: 7,932
Willing to get your hands dirty? Drumheller has a deal for you. As part of the Derelict Building Removal and Redevelopment Program, a tax rebate is available to offset fees associated with the removal of a derelict building during property redevelopment. As a retail hub serving 45,000 people from surrounding areas, Drumheller’s affordable downtown space ($6.50 to $8.50 average lease rate per square foot) is a retailer’s dream.

Population: 3,140
Never mind the property tax in Fort Macleod. Pay only the tax on the land and the building no matter the business value. Fort Macleod’s industrial land is easily the lowest in the province at $35,000 per acre. And even though you can get a business licence for a flat fee of $100, expect to wait up to 15 to 25 business days for a development permit.

Population: 2,847
While its population actually shrank 4.7% in the last decade, Hanna is inexpensive for business, and witnessed a 3.6% increase from 2009 over 2008 in the number of business licences issued. Perhaps this is because business owners can expect no professional tax, business tax or supplementary property tax on new construction, and the municipality may even assist with utilities, depending on the type and location of construction.

Population: 3,712
Pinch yourself to wake up. Pincher Creek is centrally located to several markets (only an hour from Lethbridge, British Columbia and Montana as well as two hours from Calgary). Serviced industrial land costs $150,000 per acre, though not as low as Fort Macleod’s. If time is money to your business, Pincher Creek is one of the few communities with a development permit wait time of only three days.

Population: 5,834
Vegreville has quite possibly the lowest average lease rates for both office ($3.50 per square foot) and retail ($4.25 per square foot) space in the province – and it’s less than an hour from Edmonton. If that’s not incentive enough for business owners seeking space, Vegreville has tax incentives for new commercial buildings and non-profits, societies and professionals (dentists, doctors and the like) are exempt from business licence fees – no wonder they increased 7.8% in 2009.
