My only problem with what Mike has said is that he includes cost estimates in his inspections…this is actually AGAINST the Home Inspectors Standards of Practice in every organization & regulated provinces INCLUDING Alberta and it is NOT recommended by any of them for liability reasons:
2.2. Exclusions:

I. The inspector is not required to determine:
……
U. operating costs of systems.
V. replacement or repair cost estimates.

If anyone told me a repair or replacement was going to cost $30,000. I would be getting a 2nd and 3rd and possibly a 4th expert opinion.

Home Inspectors are like Realtors and doctors and lawyers and airline pilots... There's good ones and bad ones...

Thanks to the internet and google it's getting easier for customers to research anybody and anything...

If you've been around awhile you've heard lots of White Hat and Black Hat stories...

DO YOUR OWN HOME WORK PEOPLE! start at google.com
